TRYING TO SELL - FOR SALE BY OWNER

As many of you know, selling a house is not easy.  Don't get me wrong, if you know what you're doing you can make it look easy.  But there's actually a lot involved in selling a home (or buying one for that matter!).  When it comes time to sell, many people focus on the fees and costs involved in selling a home and forget about the most obvious facts.  The more exposure a house has to the market, the higher a price it can get and the faster it can sell.  A sign in the yard, even on the busiest street, is NOTHING compared to the exposure of being properly listed on the MLS.  And FSBO sites are a total crock.  When I first started working the For-Sale-by-Owner market in search of listings, I called sellers from the FSBO.com websites and I found that most of the homes on those sites had sold or were long since pulled from the market.  So, home sellers beware - FSBO sites are not an effective means of advertising.

If you do decide to try By-Owner, then here are a few tips that you'll need in order to maximize your chance of getting an offer:

1.  Price your home correctly from the start.  Pricing your home is the key factor to selling your home quickly and for top-dollar.  Ask a Realtor for a CMA (Comparative Market Analysis) for your neighborhood to see what similar homes have sold for over the last year.  Price your home accordingly.  If you are selling a home in or near Prairie Village, Overland Park, Roeland Park, Fairway, Mission, Leawood, Lenexa, Olathe, Mission Hills, Kansas City, or most places in Johnson County KS, please contact Laura Byram or Daniel Bennison at 913-909-7869 or click on the link below to request a Free CMA.

2. Make sure to de-clutter and clean your home.  Mow the yard, weed the flower bed.  Dust the blinds, put away the dishes, dog toys, cat litter, etc, etc.  Make your house as beautiful as possible and clean as a whistle!!

3.  Take professional pictures and make awesome flyers to leave in the sign-box in your yard.

4.  Hold open houses and use helium-filled balloons tied to pointer signs on nearby busy intersections.  The balloons let potential buyers know your sign is fresh.

 

Hire a Realtor

Hopefully you'll be able to sell  your house and save a little money,but more likely than not, you'll at least have to pay 3% to a buyer's agents since most buyers are working with agents.  However, more than 87% of For-Sale-By-Owners eventually end up listing their home with a realtor.  The worst part is that many of those spend months trying to sell on their own - showing their houses to less-than-qualified buyers and struggling because their doesn't sell.
